Roof Leak Repair in Meridian That Finds Where the Water Gets In

A ceiling stain tells you there is a leak, not where it starts. We trace the water from the stain through the attic to the spot on the roof where it gets in, and repair that spot.

We answer Monday to Saturday. Calls outside our hours go to voicemail and we return them the next working morning.

Roof Leak Repair in Meridian for Homes and Businesses

Roof leak repair in Meridian traces where water gets into the roof and repairs that spot, on homes and commercial buildings alike, rather than patching wherever the ceiling looks wettest.

The wet spot you can see is rarely where the water got in. Good leak repair finds the true source instead of patching the most visible stain, because a patch in the wrong place leaves the real opening feeding water into the attic. A slow leak keeps the wood and insulation damp, and the U.S. EPA: Mold guidance is plain that controlling moisture is the key to preventing mold.

Where leaks start

Common Roof Leak Sources: Flashing, Pipe Boots and Valleys

Most leaks come from failed flashing, cracked pipe boots, worn valleys, missing shingles or ice dams at the eaves, so those are the spots we check and repair.

These are the places on a roof where leaks most often start.

  • Flashing

"Flashing" is the metal around chimneys, vents and skylights. Careful flashing is what separates good roof work, so it is the first thing we check.

  • Step flashing at a wall

"Step flashing" is woven in with the shingles where a roof meets a wall. It leaks when it was face-nailed, and wall transitions are one of the most common entry points.

  • Pipe boots

The rubber collar around a plumbing vent, the "pipe boot", cracks and splits with age and sun, and water follows the pipe down into the attic.

  • Valleys

A "valley" is where two roof slopes meet and carries the water of both. Once it wears, that water finds its way under the shingles along the seam.

  • Missing or creased shingles

A missing shingle leaves the layer under it open. A "creased shingle" was folded by wind and broke its mat, so it no longer seals even when it looks fine from the ground.

  • Ice dams at the eaves

An "ice dam" is refrozen melt at a cold eave. It backs water up under the shingles at the roof edge, and the leak shows in the ceiling below.

What it costs

How Roof Leak Repair Is Priced

A leak repair is priced by what failed and how far the water spread into the decking, not by the size of the stain on the ceiling.

Three things move the price of a leak repair:

  • What failed. Resealing one pipe boot is a smaller job than rebuilding a worn valley.
  • How far the water spread. Repairs cost more once water has reached the "decking", the plywood under the shingles.
  • The roof itself. A steep roof or a house two stories tall costs more to work on.

The exact price comes from finding the source on your roof. We quote the whole job before we start, with no surprise charges after.

Across the metro, a roof leak repair typically runs

$560.86 to $1,121.71

From the stain to the source

How a Roof Leak Is Traced, Attic to Roof

We read the moisture inside, follow the water through the attic with a light and a thermal camera, then walk the roof to find the entry point and repair it.

A leak job runs in these four steps.

  1. Moisture readings inside

We start at the stain with a moisture meter, reading the ceiling and the wall around it to see how far the wet area runs.

  2. The attic, with a light and a thermal camera

In the attic we follow the water back along the deck and the framing. Thermal imaging finds hidden moisture in a roof without cutting into it.

  3. A walk of the roof

With the trail mapped, we walk the roof above it and find the entry point: the flashing, the pipe boot, the valley or the shingle that let the water in.

  4. Quote, repair and clean up

We quote the whole job before we start, repair the spot where the water gets in, and clean up when the work is done.

One homeowner's words, as left on our Google profile.

Michael did a great job for us. Met him randomly because he bought something from me on FB Marketplace, and then we got talking. Soon enough we were walking around on my roof and he gave me a very competitive quote. He was super professional and the roof is done right. I feel lucky to have found him!

More Roof Leak Questions

The two questions below sit next to roof leak repair, and each one points to the guide that answers it in full.

Why the Stain Is Not Under the Leak

Leak water travels along the deck and the framing before it drips, so the entry point is often several feet from the ceiling stain. That is why we trace it through the attic before anyone opens up the roof.

Winter Leaks From Ice Dams

Ice dams at the roof edge can force meltwater under the shingles and into the ceiling, so ice can cause a winter leak. "Ice and water shield", the self-adhering membrane at the eaves and valleys, is what keeps that water from getting under the shingles.

Questions

Roof leak repair questions we hear

What is the best way to fix a leaky roof?

Good leak repair finds the true source first and fixes that spot. We move from moisture readings inside, to the attic with a light and a thermal camera, to a walk of the roof, and repair the flashing, boot, valley or shingle where the water gets in instead of patching the most visible wet spot.

How much will it cost to repair a leaking roof?

Across the metro, a roof leak repair typically runs $560.86 to $1,121.71. It costs more when water has spread into the decking or when the roof is steep or two stories tall. We quote the whole job before we start, and our guide to roof cost covers what else moves the price.

Is a roof leak covered by insurance?

That depends on your policy and on what caused the leak, and the insurer decides it. Whether the policy pays "replacement cost (RCV)" or actual cash value (ACV) decides whether depreciation comes out of the payout, which our guide to roof insurance claims explains. What we can do is trace the leak and put what we found, and the repair, in writing.
